It's Lulu here, Is Julie there? Put her on or I’m calling the police.
She’s sleeping. She worked a night shift last night. Listen, I don’t think you understood what a 14 day notice is….
[talking over me] I don’t care. Put her on or get a knock on the door. She threatened me last night, and she has no right to do that.
I was there while she was speaking to you, and she didn’t threaten you. I don’t think you know what a 14 day notice is…
[still talking over me, now shouting] She threatened me with a three month eviction. She can’t do that, it is illegal. I’m not interested. Go get her!
Lulu, she has the right to have maintenance carried out on the house…
[really shouting] go get her now!!!
Lulu has been in my rental for about 7 weeks on a fixed one year tenancy. She lied about having no pets - she has a small dog, which I have allowed her to have in the house now she has it! I have changed her contract as I had specified no pets.
She lied about her heavy smoking habit. I don't know if she smokes inside but the cleaner at th motel she stayed in for some time before she moved into my rental told me that the motel were angry that they had to air her room for days before reletting it.
I felt sorry for her as she gave me a huge sob sorry involving bereavement, earthquake woes and marital abuse.
I put new carpets and vinyl flooring down in the kitchen and bathroom and the house is modern, clean and lovely. The vinyl kitchen flooring has bubbled and the workmen have tried to organise to return but she makes excuses to them and will not let them fix it. She told me that she did not like men in her home and that the glue would worsen her asthma. I offered to be there when they worked and would clean it later - she refused and said that she would decide who would come in HER house.
She told me she was an obsessive cleaner and began her demands - get rid of spiders web under the guttering, the skirting boards need cleaning with cotton wool buds, the house is just not clean enough for her. She cannot manage the small garden and will have to have a gardener and it's my fault. The two small trees outside take her light, so I am having them removed next week.
Her rent was due on Friday but didn't show and her home phone would not connect. I rang her cellphone and left a message on Sunday afternoon, asking her to ring me about the rent. I also said that if I couldn't get hold of her I'd have to give her a 14 day notice about it.
I rang her 2hr later as I didn't want to have to send any notices to remedy this, and spoke to her. She was very apologetic and said that she would go the bank the next day and put it in and find out what happened. I told her that as long as the money went in that would be the end of it and no Notice would be issued. I also mentioned again the flooring repair and told her that it had to be fixed - she agreed to allow the repair. I was pleased and we finished on good terms.
However, she rung at 8.30am, screaming "You listen to me....I have been awake all night and you will not be able to sleep either today when I've finished with you. You cannot evict me and I will let who I want in my house not be told by you. I will fix the rent up and you will stay away from me" I tried to explain the 14 day notice (which I didn't issue) was not an eviction notice.
Then two hours later she rang my husband with the above abuse, and he woke me, and I received lots more.
1. She had advice that what I was doing was illegal.
2. She would get the police onto me and go to the TT
3. I was never to ring her or be in contact with her again unless she didn't pay the rent
4. She would not allow the vinyl repair as she was ill and could stop it happening.
5. That I should not have rang her on a Sunday
And all of this was screamed down the phone at me whilst I tried to explain that I had not threatened to evict her.
Can anyone help me please? If she was on a periodic tenancy I would give her notice but I don't think I can get rid of her now. How can I do inspections and repairs if she won't let me near the place? And will she let the tree men onto the property to take down the trees if she's so crazy - but it was her demand to get them removed so I hope so.......
Sorry for such a long one. I have not been a landlady for long and never met someone as difficult as this to deal with.
