  • LIM report shows flood risk

    Hi,

    I am looking at a house and the LIM report of the house shows a flooding concern (This property is potentially at risk of flood during heavy rainfall. And another point mentioned that a flood was reported on 2003) . Is that a big issue ? the house in Glen Eden and it will be auction

        Tsunami risk zone huge
        Thousands of homes and businesses in Auckland have been included in tsunami evacuation zones drawn up by Auckland Council.

        The zones , some of which extend inland for more than a kilometre from the coast, cover parts of the city's industrial heartland as well as some of its most expensive residential suburbs, and would need to be evacuated immediately if there was a serious earthquake in the undersea Kermadec-Tonga subduction zone to the east of the Auckland region.
        Auckland Property Investors Association president David Whitburn believes the council should be identifying properties within the tsunami zones on their LIM (Land Information Memorandum) reports, which are supposed to list all natural hazards.

        However Woods said the information would not be appearing on LIMs, because their contents were governed by statute, which did not require it.

          talk to the council development engineers, it could mean overland flow(sheet flooding) during heavy rainfall say 50mm deep max or it could mean 500 up the walls? more likely the former in Auckland It is mostly a waring to future building to factor in what is happening. A flood in 2003 could be the result of a survey of owners and you need to know what the cause was? blocked drain? unusual deluge etc.

          Sometimes these tags are dated as work to solve downstream bottlenecks has been done but the risk not updated

            Good idea to go in to talk to council engineering staff. Its important to distinguish if the flood level is below floor level or not. Council usually requires floor level to be 300mm above flood level. If you are unsure look at Auckland Council GIS maps http://maps.aucklandcouncil.govt.nz/...councilviewer/

            You will have to turn on a few layers to find the flood mapping but worth playing with anyway. If you are still unhappy, take as much info as possible & go see your local neighbourhood consulting civil engineer. They are usually pretty helpful.
