we now completed the Due Diligence and we resigned the tenants and some new tenants with good 4-6 years leases.
rent review to market every 2 years. add 6 month notice instead of the usual 3 month.
NBS came at 45% for older part and 67% for the 1970s part. no major issues detected.
there is also some room for increasing rent in 2 years time.
That was interesting process learning about WALT and dealing with "Real" Commercial lending.
we settle this first commercial property in 60 days.
