Hey, we had a look around Kingston recently. Depends on what you want it for. Speak to the agents selling in the township, I think some vendors would be open to offers. The township is lovely and had a good feeling. I'm not sure re rental demand but there did seem to be a good collection of people happy to do the commute for work so not a total no hoper. Do you want to live there or be a landlord? We liked the people we met, but don't enjoy slaughtering wild animals at the weekend as a hobby/eating out option so just wouldn't fit in to the social scene possibly. We heard there is 1080 all over the place so couldn't even take our dog for a walk in peace. However, that could be said for many places. There are quite a few holiday homes so again felt we would miss out on making friends. All comes down to personal preference.

Hey Eljay, thanks for your reply! Intend to get a place for holiday/personal use but will be a bonus if it can be rented out since I am stationed overseas most of the time. That said, it seems a little inconvenient to get to Queenstown so I have little expectations of it being rented out. So just want to find out more about the living conditions such as sunlight, cold winds, utilities (since I may start with a section), etc.
I've visited Queenstown in March this year and drove on the devil's staircase. The view overlooking lake Wakatipu is fantastic, but didn't drive all the way to Kingston.

Kingston has IMHO just never really gone anywhere as it's just a blip on the road south..some of the prices aren,t exactly Cheap guess it's the whole Queenstown just down the road factor ..
-your 30-40mins away from Qutown much the same as cromwell ... I know where i,d rather invest ...if you want a sunny house ...
Personal if you like Qutown buy fern hill/sunshine. Going be not much more expensive than the blip on the road

Hi JBM, thanks for your reply. Most likely I will give Kingston a miss, though I really like the serenity and landscape there. Does Cromwell get more sun than Queenstown in general?

And really comes down to how much you have to spend and your investment outlook ...If your like many of the out of town buyers VIEWS are want you want so Qutown has that in spades with the large mountains deep lake views ....with cromwell much more a pure Central brown rangers and flat lake views ...
the Bulk of long term locals end up chasing the Sun ...why the likes of shotover country , jacks point , Lake hayes est. have done so well ..After a few years living here you really warm to the idea of a flat site thats bathed in sun all day while many houses stay frozen all day...and have steep driveways etcLast edited by JBM; 29-10-2014, 09:07 PM.

JBM,I can relate to your sunny section frame of mind-(we moved in Auckland to get it) But haveing been to Qtown Ive kind of fallen in love with that view of the Remarkables.We are looking at 500-600K which makes it hard to go to some areas like Jacks point.
Our intention would be to spend some of the summer there and rent for the rest.
At the moment we were thinking Fern Hill stand alone house (only with views of remarkables)-hopefully rentable while we are not there.
It certainly has its drawbacks with sun,but we would be part time.
If it lags in capital gains and has become the poor cousin locals are deserting -then thats obviously a worry.
A sunny section makes sense,but not so great for us who dont live there as it would be hard to build. (unless there is some crowd who is good at doing well designed smallish easy to do buildings on site.(any knowledge on that would be welcome)-Suppose we could consider a caravan for summer--I doubt we would get rent but overheads would be low.(is it even allowed?)
Im not big on developments (like lake Hayes estate)--older do up is more my thing (within reason)
I can relate to avoiding units-(aside from limited capital appreciation) the body corp fees are just stupid.
Do you share orpheusus view on Fern Hill?
I guess in a nutshell-we are in Pandas situation ,only with a bit more to spend and eyeing Qtown---Any info (pm)well appreciated.

Personally I like Fern Hill. Very close to the CBD, beautiful views, not much downside. True that Ben Lomond shadows it in winter but that is true of Queenstown itself. Gorge Road is particularly shady and frosty.
The thing about Fern Hill is that it morphs into the misnamed Sunshine Bay which actually faces south and is truly shadowed in the winter. Even then its close to town, still popular enough and again has beautiful views.
The other options are Arthurs Point which can get overlooked despite being only 4k from Queenstown. And the various Gold Fields areas along Frankton Arm which have magnificent views and steep streets.

No land value in Fernhill and most houses will need an upgrade so easy to over capitalise.
For 600k id look for closer to town, stand alone houses in the CBD zoned either B or C.
This way the Land will always be going up faster than another low density sites and you have the option of future development.
Might be a bit tough to find but I did pick up a 3 bed, 1 bath stand alone house on 650sm sub zone b about 2 years ago.
The land value is 450K and its a great rental.

Oh and I have already tried to buy next door but the owner was a little unreasonable price wise (probably my approach)
But I have first option if/ when he sells (to save him money in fee's)
Then I would a have 1300sm site which (If I could ever afford it) would fit 6 to 8 units.
Less then 500m away from the QT CBD!

But Im no expert on the Queenstown area but its hard for me to believe that there is no appreciation in Fernhill land.
Our situation is a bit different than our other investments (Auckland)in the sense that it is for enjoyment as well as investment and I personally found that to close to the CBD was a bit to full on and most are not with views of the Remarkables and the shade factor still applies---but having said that,a deal like yours would be hard to pass up--do you get anything in the way of views?(your lucky to be based there (I assume) so you can keep your finger on the pulse.
Agreed Winston-Sunshine bay is definitely out--It became obvious pretty quickly that Fernhill requires a very selective approach--The way I look at it --if you cant see the Remarkables ,whats the point.Last edited by skid; 31-10-2014, 09:10 AM.

I noticed on the news the other day an American couple have purchased a large section of land in Glenorcy and are planning to develop it,incl. shops etc.
the townspeople are up in arms as it may mean a potential loss of business. Wonder if this will be good or bad for the area in general for house prices.

Any thoughts on Glenorchy? Is it difficult to have it rented out? I drove there once, the ride seems particularly long from Queenstown (though the superb scenery makes the journey quite enjoyable). How about the weather and amenities there? ..if someone familiar with the area could share
