Something strange happened to me, so I would like to know whether it is a common practise of property agents.
I had recently returned from my 3 yrs OE around Asia.
And when I got back I had asked an agent to come to give me an appraisal of the property that I want to sell off.
The agent came back to me with 160k to 175k (Palmerston North). The RV is 190k and the average RV of the house on the same street is 220k.
The house needs some cosmetic work outside, but the inside had most of the work done. I always thought that after a paint job it would sell around 220k.
I told the agent that he/she was wrong and even I could sell at 175k with out any trouble. Then he/she blamed the sales manager, saying originally he/she had appraisal at 190k, but the sales manager said it would be around 160-175k.
So I asked the sales manager to come over and tell me what work is required to get 220k. He came over and advised to get carpet, an extra toilet... and he thinks he can sell at 250k when the work is done.
I was pretty happy to hear the new appraisal, but then I wondered why they offered to sell at 160-175k... And honestly 250k sounds bit steep.
Is this some kind of game that agents play? The manager had already knew that I wanted 220k, are they saying 250k now to get me to list with them and market at 220k??
I am not sure now I should list the house with this company...
Please, is this a game that agents play??
