Am also very keen to get into a good commercial property ....one investment sector I haven't had much experience with ....have been involved with property developments + res rentals ..12yrs in the sharemarket -Sharetrader with bank leverage -(forum.....screams )....
the biggest upside for me with commercial is time neeeded to manage .... Get a long lease all outgoings paid etc ...surely I wouldn't need a property manager...... ?

For those of you who dream one day of coming over to commercial. You are welcome to attend the Next Nelson PIA next meeting at no cost. This meeting is our first on how to move over from Residential to Commercial.
If you can not make it personally I have started recording the meetings with my iPhone and posting the recording on my drop box.

People seem to be happy with 6-7% whereas it was 9-10% not so long ago.
With such a direct relationship between yield and value if the sentiment chnages you stand to lose a lot - much more so than residential.
10yr lease is good, assuming the company is strong.
One thing I have found is that if it becomes empty and the market is weak you can be empty for a long time.
In residential you don't have to be empty ever - it is just a matter of pricing to the market.
With commercial if no one wants to lease then you are stuffed.
