A house very near me has come up for mortgagee auction. Since I like the area, I thought I'd look into it.
But the owners are not cooperating and even with the agent, we couldn't go onsite, let alone through it. Because it's a bush suburb, you can hardly even see the house from the road, it's not even clear if it's 1,2 or 3 levels!
There are no photos of the interior either. I've got some info like the section size, floor area etc. but that's about all. Can vaguely see the front of the house, can't see sides or back of it.
And the agent is saying to me "So are you going to put in a tender?" And I"m like "Well I don't really see how I can given I don't know what I'd be buying!" and he's like "Well if we could get through it, every young couple for miles would be through here. So it's an opportunity!" and "Go and get the property bag and you'll be able to see the plans for the building etc."
He was also saying that around 30 to 40% of the property he sells is sold without access (he only does mortgagee ones).
Now my question to the people here is: Would you guys put in a tender on something like this? Bear in mind the offer has to be unconditional! So to be clear, you have to bid unconditionally on a house you can't see, with no price or anything to go by.
I reckon you'd have to a) Know the area really well, b) Have cash, c) Have balls of steel. Or been through the property at an earlier date or something.
