Warrant of Fitness for rentals (including details)
I just don't get why a LL wouldn't install smoke alarms to the new building standard (ie within 3m (I think) of any bedroom etc)?
They are cheap!
I am slowly replacing them all with 10yr models - sick of changing expensive batteries.
I can't imagine how I would feel if someone died of a fire in my property potentially because I didn't put a smoke alarm in.

I did when I first got rentals but after a while I gave up because the batteries were always removed. However, I've been looking at putting in the 10 year models recently.

Get 10 year ones - put them in the right place, make a note on your long term maintenance plan to replace in 10 years and forget about them.
I notice my PM specifically mentions testing the smoke alarms at each inspection now.

I don't understand why a LL wouldn't install smoke alarms, either!
I was a bit frustrated last month when I inspected one of our rentals down in Hamilton only to find out that the tenants have taken away the smoke alarms because "it made noise when they burnt sausages while cooking" and did not know how to stop it from beeping
I did not think you needed a degree to figure out how to stop smoke alarms from beeping but clearly I was wrong!

I know someone who that happened to, some years ago, it was a faulty towel rail, a child died. The investor was a close friend of my parents. It was may years after it happened that she told me, said she could never drive past the house again. I think she sold it eventually
