    Hey guys,

    viewed this property today, its a nice place, 3 bedrooms, its only only a small section though. what do you guys reckon a property like this would be worth?

    The current owner purchased it for $385,000 in September 2009, so they wouldn't sell it at a loss. It has a government valuation of $390,000 a good indication of working a price out is to add $50K to the government valuation but in this case it is Te Atatu Peninsula and the Peninsula is booming right now. You only have to scroll to the bottom of the trademe listing to see that its had over 1000 hits and it was only listed yesterday

    It has garaging, it's tidy, the property is on Yeovil which is a good street, you're close to the local shops, and it is set date of sale which means you put your best foot forward. I would say nothing lower than $500K in the bracket of $500-$520K. You look at all the recent sales in the area and the 3 bedroom homes are all selling over $500K, $515K would buy it I would say. Looking at recent sales data nothing is selling under $500K unless it's 2 bedrooms.

    You would see a rental return of $460-$475p/w.

    At least the agent you're dealing with is good. I've known people who have had dealings with Jelena who is selling this house very good from what I've heard and also Gordana from the same Harveys office is a good agent. If you're unsuccessful with this house definitely have a chat with Gordana at Harveys Te Atatu, I wouldn't pick anyone else to sell my house.

    it seem the rental return isn't so good. Maybe suitable for living not investment?

    Yeah the numbers dont really add up investment wise. i would have to pay roughly $200 extra a week. Checked out 2 places in te atatu south today, all were mid 5's!

    Did you contact Gordana turneg01?

    All depends with Te Atatu South, there are some real good buys on Vodanovich Road, and some of the side streets off Te Atatu Road, look down Roberts Road etc

    I have only being look between the motorway and as far as lyndhurst road on that side te atatu road. Its probably the more expensive side so i may just have to look little bit further and maybe on the other side of te atatu road which has vodanovich road

    Yeah all around the Edmonton Road, Flanshaw Road and Vodanovich Road area is slightly cheaper right now.
