    Hi,

    What are everyone's thoughts of Henderson?

    If you could get a property for the right price do you think it's a wise investment? In terms of capital gains?

    Houses seem to be over priced and under rented out there but there are plenty of opportunities to buy property in need of a bit of TLC.

    Is the location of it being far from the motorway / the city going to be a problem that will directly affect returns?

    All advice, experiences and/or opinions would be greatly appreciated.

    Henderson is slow

    We had a rental there for 14 years. Capital gain was really slow, returns not good enough so we sold it last year. If you buy a do up and do a basic renovation, you may do ok.

      Henderson is one of the better suburbs of West Akl. together with New Lynn and Teatatu Peninsula.
      If you buy close to central Henderson, in the right school zone and walking distance to services and transport you will do well inn the medium term.

      This is provided you purchased a good deal were you can add value to from day 1 and even better if you are on large subdividable site of over 800m2. i would defiantly buy a house on minimum say 600m2 section and not less then that.

        I have to agree with Orkibi that its a popular West Auckland suburb especially if near school or mall, and houses are sturdy. When we cashed up henderson we bought 2 units on one site in Penrose, best move ever.
