Wow that is impressive, my 3 bedrooms in New Lynn (Rata St) are renting for $380 and $400, might be time to push rents up.

Wow that is impressive, my 3 bedrooms in New Lynn (Rata St) are renting for $380 and $400, might be time to push rents up.
I always renovate to a high standard, get good people in and always seem to get very good rents.
I've never had 1 missed rent payment, problem, issue, damage (touch wood) since starting in 2004.

I do the same, definitely the way to go to attract quality tenants at good rent. It is not hard to achieve 50% above average rent for a given area. I might spend $10k on a reno but to get a minimum 100% return in extra rent on the $10k is a no brainer.

Thanks for everyones input. I have locked in at 5.45 - 3 year rate which I thought was great. Bank paid all the legal cost, and unit now rented at 350. Tenant paying water. This is now paying it self, together with the rates for the same property. I signed up a tenant for 1 year minimum.
Once again , thank you all who have helped point me in the right direction.
