Heh heh, cheers Keys.. I'll keep you guys posted as to what's happening.. I have actually done some work around here that he hasn't acknowledged in any way. Saved him quite a bit of money.. Saved him from having a plumber come out at 8 oclock one night by fixing his stuffed old shower head that had water pouring out everywhere.. That would have cost him at least a couple of hundred alone.. .. I would have done lots more stuff around here too had he been prepared to come to the party and help fix issues that I couldn't or wouldn't do.. He just refuses to spend a cent on anything.. A little maintenance would save him a lot of money in the long run.. The back deck is deteriorating due to lack of paint, etc etc.. I would love to have painted the back deck and but due to his attitude gave up on that idea... Although its now past needing just a coat of paint.. Oh well! Anyway, I'll keep you guys informed of whats happening.. thanks for the help everyone..

How old is your LL? Tell him to write in English. Hmm? $25 seems a lot just got our latest bill which is 3 mths and it was $163 which is apprantly what a 6 person family uses (irrigation for vege garden, paddling pool and spa) So $25 a week seems a lot? Altho This is Tauranga maybe your water is more expensive or is there more to the rent increase than water?

Although even at $420 the rent is still not too bad for a 3 beddy house in this area, but then that is obviously reflected by the state of this dump.. One of the things im more annoyed with than anything was just how filthy this place was when we moved in.. Partly my fault for not doing a proper inspection but I didn't think I would need too.. Who rents their house out when its not fit for a pig sty? Cleanliness is obviously another issue the LL has along side his lack of spelling skills. I'll just start paying the extra rent to and start looking for somewhere else to move too..
You could always negotiate a good tennant is worth hanging on to.
I don't think he cares.. I have asked for a number of things to be done, all met with refusal.. I should be issuing a 14 day to remedy notice. I can think of about a number of things I could push to get fixed.. I cant be assed arguing with him.. He's his own worst enemy.. He sent me a letter the other day asking me to pay for last years water accounts, which isn't in our tenancy agreement.. he appears to just make up his own rules as he goes.. Well tries too.. Im not sure if his last letter has the right details to allow a rent increase.. Im tempted to look in to it, then just say no, you need to go through the right channels.. But then he'll probably bump the rent up more.. Think I'll just pay and move out as soon as I can.. Funny, I still cant use the enter key to make paragraphs, but that only happens in this forum.. weird!

Pop a 14 day notice in the mail. Then he can't give you a 90 day notice to terminate.

edited.. was going to go with your idea of having fun Keys but have decided not to be silly.. He may suddenly have a family member that needs to move in.. I don't need the hassle of moving out right now if I can avoid it.. I'll try to work something out with him and will just pay it.. But we are looking at putting an offer in to buy a house in the next couple of days anyway so hopefully will be gone from here soon.. If that doesn't work out we'll just start looking for another rental..
