    I see a 2 bedroom house with minimal rental return and a complete interior makeover required for it to be a home.

    Anything around the Waitakeres? I always love the look of that area. It is quite hard to judge the areas without experience. Much bigger than Chch which was so easy. (Just go West!)

    I'd be looking at minimal neighbours, a little bit of capital growth (nobody wants to lose money if they have to sell...), but mainly a nicer, quieter, and GREENER.
    A bit of land would be cool.
    An up and coming suburb....can I mention Mangere Bridge? A lot of younger couples out there doing properties up.

    OK, I agree with you. I though the place is in a hot area of Te Atatu P.

    I have always been in the "avoid Sth Auckland like the plague" mindset. I guess I am ill-informed these days.
