    Or the ferry from Northcote Point or Birkenhead Point and now Beach Haven! The problem with Devonport is Lake Road - one road in and out makes a big mess of trying to go anywhere by car.

    I'm not really up to speed with Otara but I know a good number of folk in all the NS suburbs under discussion and I recall even recently them bemoaning during one incident that it took an awful long time for a police car from Constellation Drive to get to Beach haven. It really is out on a limb and therein lies the problem. There are some streets in Birkdale & Beach haven that are downright as dodgy as the worst street in Northcote (the names are infamous). Bit rough in life when you cant even trust your neighbours.

    I think with 500k you should buy in Glenfield.

    Bad street in beach heaven are Lysander, Taurus Crest, and some near that area. But cheap

    If you want good area, then it would be expensive, that is why i suggest middle which is Glenfield.

    For long term capital gain Takapuna Milford and Birkenhead areas have been earmarked by the council as "urbanised hubs". Takapuna with sea view looks good although your 500k might be hard pressed to get something with a backyard without a 2nd or vendor mortgage. The residents there tend to be flushed with money so you never know your luck.

    You see some small 1 or 2-bed units in blocks of several, in need of repair or that last had a makeover in 1952, in which the previous owner died aged 105, for between 4-500k sometimes.

    to be beach haven specific,
    west side of Rangatira rd = best side.
    fyi - Paragon Ave in Beach Haven is turning in to a re-invigorated street with many young couples buying in and renovating.
    Bottom there now = 500k (as in was 350k in 2009)
    In all BH now getting a good polishing

    what are the good places in Glenfield and the school zones ? thank you
