end of tenancy repairs
I have a tenant who's moving out soon and due to lack of experience and own stupidity I havent done a inspection in years (not fixed term tenancy).
If I guess that there are probably bad damages he's done in the house but he has not notified to me to be fixed, what is the best hassel free way to get these repairs done?
I understand the wear and tear part. So i wont be taking into consideration/charge the peeling paintworks around the property.
any tips would be of great help.
Hmmm, unless there is some serious damage ie holes in wall, windows broken, unclean oven, unmowed lawns, smashed letterbox etc....
So long as the property is left "in a clean and reasonable condition", then I don't think there is much you can do. As per the other threads, what is clean and reasonable to one person, may not be reasonable to other.
Take LOTS of photos after the tenant has moved out. That way if you need to go to TT, you've got proof.
Patience is a virtue.
Go do an inspection now, before he moves out, so you can start any process ? You only have to give 48 hours notice.
That way you can also set the expectation and they will have less of a surprise later.
