    Default Katikati, Bay of Plenty - The good and bad

    we are looking at buying an investment property in Katikati, Western Bay Of Plenty, Bay of Plenty and would like some to know if this is a good area to buy an investment property or not.

    Any feadback will be great.

    Check out this thread.

    There's still good rentals to be bought in the Katikati but you really do need to know your numbers. When doing your calculations use the lower rental rates. Check the Department of Building and Housings Market Rent website. These figures are the preceding three months, so if the market drops dramatically and there are few rentals, it may not show for a while in the statistics.

    I love Katikati and own a couple of properties there kind of by default as I lived there. But why would you buy a rental deliberately in a kiwifruit town after that kiwifruit disease wiped out heaps of the wealth? Maybe if you want to retire there one day?
    I suggest you look to Tauranga for your investment. The best of the population in Katikati own their own places, and the rest rent. Not that there aren't great renters there, but they are thinner on the ground. I also wasn't that impressed with the property managers and was lucky to get a Tauranga one to manage mine.
    Nice places to live aren't often good investments. If you make enough on an investment property elsewhere it will earn you more than enough to buy your own place in Kati later.
