Clause for untenantable building

Can anyone help with a clause for a Deed of Lease which protects the tenant if the building is not damaged, but becomes untenantable - e.g. inside a cordon or at threat from a neighbouring building.

I am told these clauses are being added because of recent activity in Christchurch, but have not seen the wording.
