I have been an investor for a number of years and started off managing my own properties. 'Learning the ropes' yourself for property management can be very costly when tenancies almost certainly do become challenging at some point. Mistakes you make through not following the correct processes can certainly cost more than the $30p/w it will cost you to have good commercially aware management.
I know this from experience and ironically now run a property management company using much of the knowledge I've gained through personal experience

My one piece of advice though, ensure you set up your tenancy correctly from the offset to avoid issues further down the track.
