I just know the council line.
That the water system cannot handle too many more new houses in these zones, and that they need to upgrade the water systems before these zones can support development.
They only allow new housing on the really large sites.
And flats, minor dwellings, small site cross lease or subdivision is not allowed.
They have it marked to be upgraded in 2013 or 2014 and once done there will be no red zone.
The word seems to be that this will never be done this fast.
And that it could be many years before it happens.
Does anyone have the low down on what is most likely to happen.
I also heard that once they do open it up, the development costs for these infill housing will be a lot greater in those area's to cover the cost of the upgrade.
Can you single out zones like this for greater cost ?
I need a handle on this as I have a property that will be a long term hold 15 to 25 years.
