Even though the LL hasn't given you notice yet, when you do find something you are required (by law) to give the LL three weeks WRITTEN notice that you are vacating.
Also allow 3-4 days if you're mailing the termination notice.
The LL is required to advise you (in writing?) that the property is on the market. You should also allow REASONABLE access to the property for viewing. What REASONABLE is, is debatable. I don't think just saying "you can view the property on Wed/Fri between 10am and 1pm" would be deemed reasonable. I believe 24 hours notice by the REA that they're bringing someone through, is okay.
Once the LL has got an unconditional offer, he must give you 42 days notice of termination.
It doesn't matter when his settlement date is, if he/she doesn't give you 42 days notice, you are not required to move out before that date. If he mucks his dates up, that's not your problem.
He/she may however offer you a monetary incentive to move out sooner. Whether you accept that offer or not, is entirely up to you.
