  • Does this price seem right?

    For a 60m2 minor dwelling unit:
    Includes:
    1. Co-ordination of work on your behalf by other specialists such as surveyors, engineers.
    2. Prepare your building consent application & required drawings then submit to council.
    3. Liase with council through this process.
    4. When site plans are available request on your behalf prices to carry out drainage, stormwater, etc from approved contractors.
    5. Prepare the site for building
    6. Place concrete slab
    7. Construct your new 3 bedroom home
    8. Complete all internal plumbing and electrical work
    9. Install the kitchen including oven, cooktop, rangehood, and dishwasher
    10. Supply and fit bathroom fittings, laundry tub, and taps for washing machine.
    11. Insulate building and walls, gib line, and paint internals.
    12. Erect double carport over car park area.

    Price is 123k.

    Any thoughts on this? Carport costs at around 4.6k separately.

    A 3 bedroom home at 60m2 doesnt seem right? Even 1 bedroom in 60m2 is pushing it!!

      60sqm, 3 bedroom = slumlord ><


      You should aim maybe 80sqm for a 3 bedroom. Check your local council, there maybe restriction of size.

        A building of that size would have greater integrity as a one bed. Or have I missed something?

          Minor dwelling - obviously restricted for size.

          My house is 35 sqm (no missing 100), and is a comfortable 1 bedroom - with a deck about the same size. My compromise since I couldn't afford to live at the beach otherwise.

          My office is 45 sqm and was a smallish 2 brm, but no room is tiny. If a small bedroom was added & the lounge slightly enlarged, it would be fine for 3 brm.

          I did live in a caravan for 5 years to get some property investing equity, so maybe I think differently. But that does show that not everyone wants to live in a large place. What about a part time parent needing to squeeze 2-3 kids in every 2nd weekend - perfect.

            60m2 is the standard council max size for an MDU (some allow 70m2). If they are designed well, then they are fine although one bedroom tends to be more 'office' than bedroom.

              OMG

              We have a 48 sqm one bed apartment and I thought that was small!

              A friend has a tidy 72 sqm 2 bed house - it seems larger than its 72 sqm so the design is key.

                Investor Homes 3 bed MDU's rock. No interior hallways, big living areas with good decking. You think you're in a house. Design is the key.

                And they rent like crazy. In west Auckland they're getting $320 plus a week for them :-)

                  Yes 60m2 is fine if designed well. eg minimal hall, hot water c in roof cavity etc also.

                  And as Dean mentiones if placed well on a site can get good returns.

                  The price you mention could be ok just depends on quality , design etc.

                  Dont foget council/ ARC fees etc can be huge. Did the quote include them?

                    Yea the price includes a verandah and a deck as well but it doesn't include those horrible NSCC contributions/reserves/stormwater.

                    Dean, I have had trouble contacting Investor Homes, do they only do West Auckland?

                        Do some people sleep standing up? I suppose a bed is 2m2 + 2m2 to move around the bed so at 4m2 per bedroom it would fit. 1 bathroom with toilet shower and handbasin together (get all 3 activities done at the same time). I must look into this.

                          How much are these Dean - general ball park.

                          People we cant apply our old traditional kiwi living standards to the new imigrants of today, go and live in a 40 squ. mtr house in Tonga for 2 months with 16 other family members and you start to understand.

                          At the end of the day if you have enough space to lie down straight to get a decent nights sleep and not get killed by the elements, then I can see no reason to complain.

                              Only when the wife has me in the dog box, oh I guess thats a yes then.

                              But seriously, for gods sake people are so pretentious about living standards when all you need is a roof over your head..

                              The only point I would make is that being poor, and / or living in a small house, is no excuse for being dirty as well.
