Hi guys, I've just joined PT. had Inv props for a whole and want to buy more. Looking at Papakura & Takinini. Any hints where not to buy? I live in Aus, so cannot view live. Seen some potential renters in Smith, Kelvin,Elizabeth & Heathdale in Papakura? The street view looks ok, but I've heard that some areas are to be avoided. Thanks.

I have visited, last month, but one cannot do everything and go everywhere in the time allocated, plus properties come up for sale on streets I hadn't visited! Besides, some local knowledge is also useful, which no amount of visiting can gather. My husband also used to live there about 10 ys ago, so we have a fair knowledge of the area but of course places can change. The other problem is holiday from work; not always possible but I do understand your sentiments.

I have a couple of properties in Papakura. As this thread started out stick to the West of the railway line and the Rosehill college zone. Rosehill is a highly regarded college and you will get tenants who are more likely to care about their kids education. Most of Conifer Grove is also pretty good, stay away from Kindergarten Ave, it's a bit rough at one end and my letting agent tells me that it is hard to rent properties in that street.
Also be careful you do not end up buying next to the motorway, I nearly did, couldn't hear the noise for a barking dog, a second visit and a look at the map and I changed my mindLast edited by gavinc; 15-12-2013, 08:25 PM.

With out people like you thanking us for these threads 14 times today I don't know what we would do, your amazing.
Your actually more amazing that I guy I once knew who had this awesome trick he would swallow 2 long pieces of string and let them find their own way down through his system and astonishingly they would come out in the inevitable way. But unbelievably each and every time after being inside my friend for 2-3 days they would come out tied togeather!!!

Sorry for bringing up this old thread but I really would like some of your guys sound advice on investing or living in the Papakura area, I don't have much experience with this part of town..
Because of the latest crazy property bubble especially closer to the Auckland area, I have been searching far and wide and I saw a property that looks to be good and affordable in the Milson Drive area and what do you guys think about this part of Papakura(would you live and raise family in the area etc.)
Hope I could have someone's input on this, thanks again.
P.s I believe it should be far enough from the "bad parts" of town or I may be wrong....

You are smack bang in the middle of Redhill, that dodgy park area, and the arce end of Papakura, and on the wrong side of the railway.
So I reckon this is no good.
Something in the Rosehill area I would suggest.

For Red Hill, things get better the higher you get, with top being a very good area.

Hi Everyone
Thanks for everyone's input so far...
I'm gonna take a drive around the area tomorrow and get the feel for the place but advice from folks who has lived in the area or close by would be really valuable; something I cant get just by driving thru....
