    Red face Building a Minor Dwelling

    I am thinking of building a two bedrooms minor dwelling at the back of the existing dwelling, the property is in Pakuranga area. Anyone know roughly what's the total cost of it, including council cost/contribution etc?

    Andrew have you not thought of building a three bedroom minor dwelling instead of a two bedroom. Does not cost much more than a two bedroom and makes a huge difference to the rent.
    I have just finished one in West Auckland standard 65 square metres Three bedrooms and two small decks - basic price ex Settler Homes $99000-00 plus the usual council fees, service connections, carport etc etc totalled up to just under $150000-00. Rented out at $315-00 per weeks means a gross return of 10.92 %.

    Default Minor Dwellings

    Hi Andrew,

    We are working on about a dozen around auckland at the moment.

    In Pakuranga you need to make sure of a few things first, like the stormwater and sewer capacity and the contributions that council charge. I would recommend a feasibility report be carried out so you know whats going to happen down the track.

    As a rule of thumb use 150k as your costing for a 3 bed 60m2 minor unit in Manukau.

    Anyone knows what's the council contribution, development levy etc for Manukau City Council?

    Will it be cheaper to build a kitset home? I am interested in the kitset home supplied by A1 Homes. Anyone has any experience dealing with them?

    I am also interested in the turnkey company fuzo.co.nz but email to them was bounced back, not sure whether the company still exists.

    There is also someone from Trademe who could build a kitset home, everything except council fees for around $155K, is that reasonable price? This is for a 60sqm dwelling.

    Andrew,

    the contribution costs for MCC vary depending on the catchment you are in - you can call the council engineers during office hours and ask them for the figures.

    We can build the minor unit structure for about 100k and you should expect about 30-50k of other costs (council, contributions, earthworks, etc)

    Hi Andrew - Fuzo definately still exists but a recent mailbox server provider changeover may have meant this email address needs to be looked at. Thanks Cube for the help too.

    Anyway we build quality minor dwellings (MDs) for under $100,000 in South Auckland. We have built over 150 MDs in the past 4 years, and would encourage you to make a time with me to see a few in the flesh at various stages of construction. I am contactable on david@fuzo.co.nz or 021 74 34 54 to take you through the whole process.

    I would also encourage you to build 3 bedrooms. Your maximum is a 60sqm floor plate and with sophisticated plans like we have the 3rd bedroom does not seem out of place. Also this 3rd bedroom is absolutely imperative to you to get a decent rental return out of it. Typically our clients use the 3rd bedroom as a computer room - with only 2 bedrooms you lose several thousands of rental income per year for a couple of thousand extra (in framing, gib, insluation, plaster and paint). Would you rather get $260/week or $330/week is what is typically comes down to.

    In South Auckland, minor dwellings are currently harder to do than in West Auckland. I would recommend that you speak to a professional about this firstly to ensure you don't spend thousands of dollars only to find out you cannot do one. The cheapest you will be looking at is $130K and if you are unlucky and your drainage is a nightmare it could be much higher. The pricing is extremely site dependant with regards items like driveways, fencing, drainage, drain contributions to Manukau City Council, length of services (phone, power and water) runs etc.

    How difficult is it to build a MDU on the North Shore David (with respect to contributions and the useless NSCC..?)
