Cost to subdivide on the North Shore

Can someone please tell me approximately what costs are involve in subdividing a section. There is room to subdivide with the existing dwelling on the section.

Subdivision to take place on Auckland's North Shore.

Also how long does the process take

Based on my experience with Auckland City.

Reserve contribution say 25k
Surveyors 8k
Engineers 5k
Services 10k
Power connection 5k
Council fees 3k?
Driveway 10k
Architect if you need to prove something can be built within the site envelope 5k? this is just drawings not the full plans.
And six to nine months.
So not cheap and not easy....
