A new development though, one of these tenants who didn't reply to any mails/texts/phone calls, and didn't vacate the day she agreed and been making it difficult to get hold of. Somehow, when I went to see her, during dinner time last night, we had a brief meeting and when I asked, she wrote to me that she would vacate soon (with a date) and authorize the winz redirection to cover $40 every week till it gets the total arrears wiped over ( of course, it may take 1.5 years or so, and I do not trust, they 'd keep to it either. Anyway, I am reasonably happy, at least , they will be out of my way soon, and i try to consider that this type of scenarios as a part of 'landlording', to calm my self ).
She further wrote that she would compensate the bond (unlodged) for the holes 0n the walls/damages to doors /torn (new) wall papers etc maliciously done by her family and further she authorized us to change the locks of the house the day she leaves after 12pm, and signed the doc.
Am I better off getting this sort of statement endorsed by tribunal ? what's the pros and cons in an event like this?

All that she is saying is rubbish.
You can not get an agreement made between yourself and the tenant turned into a court order.
What you do is lodge your bond immediately.
Then wait till you get your bond acknowledgement back.
Then lodge a claim at the tribunal for the repairs.
By that time the tenant will be long gone and more than likely will not turn up at court.
This will mean you will not be punished for late lodgement.
Then once you have the court order come back to us and we will tell you how to collect the debt over and above the bond amount.
Coming back to your impressions of the property manager you tried out.
I may assure you that not all property managers are alike.
Some are not paper dragons.
You need one that does their own collections.
Start with that question. If they always give the collections to a debt collector move on till you can find one with teeth.
I was right about the low rents. If you had been using a good PM the rents would have been high enough to cover their fees.
To repeat myself. Just make sure you get a PM with teeth.
