Looks like your LVR would be around 83% (754k/906k) IF you purchased this block.
Also, with a possible purchase price of $100k per 2 bed unit, it looks like you are in small town NZ.
These 2...

I thought it was a reasonable mantra, that to make your money you need to be first to market (or close enough), not the last.
-
Yes, but normally always to support a friend who is doing an event (marathon, big walk etc), with proceeds to their chosen charity.
My only direct contribution is to Sea Shepherd, who do a fine job...

It sounds like you live above your tenant maybe?
Using his washing machine, without permission, was a very poor decision on your part. In a tribunal hearing, that will look bad.
However, that is...

Fencing issues pop up regularly on the forum. Previous advice from forum members (who are part of the legal industry) is that the bar is set pretty low regarding necessary fencing between neighbours....
-
Cabello, if you are happy to pay for the entire fence, would it work to build one just inside the existing fence? That way the neighbours wouldn't have any say in the matter.

Are you married, or do you have kids? If not, who needs a "home" as a single person. Nothing wrong with renting while still in that stage of your life. Get investing

$40 is very generous on your part. If a tenant put that entire list on HP, they would be up for a heck of a lot more that $40 p/week.

Don't ask, don't get.
Nothing wrong with trying surely? The installer/supplier/whoever can always say no.

This is right from my experience. We bought a house on a crosslease, that had a carport. The crosslease had not been amended to include it, so we had $4k knocked off the purchase price due to...

I know zilch about Akld, but will comment on a few points you make:
1, You need to think beyond a "year or two". If you buy, then sell in that time frame, selling costs will hurt.
2, Buy the...

Apart from #1 of course, I am guessing all of those other "things/issues" (ranch sliders, windows, trees, neighbours) have been present in the last 1.5 years you have been at the property? Now...

Seems to be a good example of the Landlord thinking "It's your home, but it's my house". Or to be specific, her mothers house, so there is an obvious emotional connection.
Personally, as a LL, if...

We have all been there, especially in the early days of Landlording. But, you need to change your thinking. So many things outside of the LL/Tenant relationship can tip the balance to what has just...

No need to get all het up Keys, we cross posted. You are right, of course :legal:

If they are not at home to accept your 14 day notice (or more likely, won't come to the door) sellotape it to the front door and take a date registered photo.

Flattery will get you everywhere, sir.

They wont, they are just an agency.
If that's the case, then he'll probably need to take it on the chin as a lesson learned

Yes and No.
If you pay the money, then sit on your hands and never invest, then no.
If you pay the money, and it assists you to buy multiple property that makes you money, then yes.
But the...

The cynic in me wonders why someone would register on a property forum, to write that as a first post ;)

We could be talking about LL's and tenants, lol

MD, welcome to PropertyTalk.
Not a lot of information to go on, but a couple of early questions:
1. What is your income situation and the ability to re-pay loans?
2. Are you stumping up cash...

Unless the case is already in the public domain, then libel remains a possibility.
Probably not to an anonymous poster, but possibly to PropertyTalk itself - enough said.

Ask any landlord and this is a hard one to quantify. It's a mix of fact (checks on history, references etc) and a portion of gut feel.
This would be far easier to pull them up on. It should...
