So that applies to LTCs but may
not apply to other entities?
-
Probably being one of them is the likely cause.

I must've missed something. What's that about?
-
Well, only sort of . . .
11 Act generally to apply despite contrary provisions

No words needed, really.

As I recall the tale, another sort-of audit trail might've
been created. Viz. a period without employment, then
a search out-of-town, after getting the nod from the LL.
So letters and e-mails may...

If only it were that simple. Selective statistics may be 100% accurate,
but still give a misrepresentation of the true situation. Which seemed
to be what you was getting at.

And the first domino to fall was?
I know a lot of developers were caught out,
but I wonder if the majority were victims of
circumstances beyond their control, but got
the blame, anyway?

. . . which was caused by just what, exactly? :icon_twisted:

Sounds like a long-winded (if well-intentioned) rendition of:
"lies, damned lies and statistics."

Wonder why it can't be phrased another way? Like:
Around 70% of parents choosing to have children living in poverty
live in uninsulated rental houses, many of which aren’t adequately

Agreed. Retro-fitting is unreasonable, in many situations.
But when has that stopped gummints falling foul of the
law of unintended consequences?
The cry is no more clarion than from tenants and...

Had a later thought . . . What say you, Keys?
13C Tenancy agreements not unenforceable on grounds not in writing
Would that then come down to one's word against another?
Or be voided by...

Yes, I accept it's the view of one side only. And yes, "get it
in writing" is a great maxim to follow. But, given there was
employment involved as well, it likely did not seem that
unreasonable...

Some of the views expressed seem to me to be a bit harsh.
Someone took someone else at their word. In an ideal world
that would be it. But we don't live there. I'm sorry to hear
of your plight....

I suspect that the advice is not worth much more than the oft-mentioned
dime, not being a coin of New Zealand currency. Copy-and-paste ahoy!

Some other 'spy' laws were changed after the
Tame Iti para-military / terrorist / security guard
training school evidence was tossed out of court.
If you think the present situation is perverse,...

. . . or simply put in the Trustee names, as if
they are individuals? Sort of like a partnership?
And if the LL are both listed as X and Y t/as
XY P'ship, what then? Two lots of potential...

So running rentals is not a business? I'm obviously doing something wrong!
-
And you share your
rentals similarly? :icon_twisted:

How long between re-applications,
to maintain seal integrity, Jim?

You do have such a charming
way with words, Glenn. :icon_twisted:

As I understand it, defaults (non-payments) were listed, as well as
the number of credit inquiries. This new process seems to go beyond
defaults by dealing with what might be called payment...
-
I'm sure many LLs hoped it was as easy as that implies.

Nice summary, KeithW. What you refer to as a "flowdown factor"
may be what I've heard called the "multiplier" or "multiplier effect."
Seven is the figure. That seems close to your loaf-of-bread...
