How about waiting a year or so after purchase? Would it be deductible then?

The table that Essence posted to start this thread shows Wellington Central as consistently having the best returns.
Are there any PTers out there who specialise in Wellington Central?

I too can recommend Anthony Lipscombe and Gilligan Rowe, although I didn't use them regarding the DTA.
And judging from the PT forum I think you would do well with Ross Holmes.

A career choice I guess. Probably a rational decision.

Personally I would recommend Ross. And I have done extensive research after being let down by my previous accountant.

I know what you mean, I try to help tenants where I can, and alter and improve properties when asked by tenants. I automatically insulate on purchasing a property, supply a heat pump when asked,...

I would like to have available a site that ranks landlords; many of us do our best, and it would be nice to establish a reputation. And the feedback could be interesting and useful.

These are great rates, do you have particularly big loans?

In my experience accountants tend to just do tax compliance and not this sort of stuff. I would love some interpretation of my financial situation, such as what Rosco provides above.

I feel fairly safe from CGT, removal of deductions for interest, and the like, since the NZ tax system is quite purist, and if CGT etc is introduced it would likely apply to all asset classes. Having...
