DBH offers a good indication. I worked out for my suburb it would be around $60 per week. Not enough so I no goed it. That's assuming you don't sacrifice occupancy.
Mind you, there are so many...

Assuming a big concrete box with no hallway:
Bedroom 1 7 sqm (small-ish)
Bedroom 2 7 sqm (small-ish)
Combined lounge / kitchen / laundry - 10 sqm (awfully small)
Bathroom 6 sqm (small-ish)

Thought of Goodwood Heights, Totara Heights, and possibly the Gardens? Goodwood Heights is the closest suburb to Manukau that is reasonably nice. Brilliant views there, a friendly property manager of...

Absolutely right, BK:
*A 1,000 sqm in Manukau can currently be divided into 3. When the unitary plan comes in it will only be able to be divided into 2 (In single house zone)

SwissTony, I'm looking at the same 3 indicators you are as well.
What would you say is a sign of "mass hysteria"? I wasn't around in the last boom so didn't see much of what was going on (aside...

They sounds like Pinex tiles. I think there is a company selling replacement ones now. Or you can chop the lot off and reline the ceiling.

Surely it's a New Zealand company if it's registered in New Zealand with an Auckland based director? If the director is Samoan, would that make it a Samoan building company?

Congrats ENP, when and where did you buy? And how come I wasn't invited to the house warming? :P

Is the whole Pukekohe / Karaka Lakes area / Pokeno area extremely wealthy? Sounds like it's rapidly becoming the lifestyle block / retirement village of Auckland.

Keep an eye over the few months so you can tell what the trend is and price your places accordingly. Right now the rental market is flat to slightly rising in New Lynn at the moment. Also keep an eye...

Within New Lynn proper, and assuming a moderate standard of renovation, for 2 bedroom sausage flats (around the 55 sqm or 60 sqm floor area) probably around the $320 area. For nicer renovations,...

The confiscation of private assets has happened in the past under the Soviet government. Many people would rather destroy the asset than hand them over to the government. From Wikipedia:

Is there actually a housing shortage? Based on the rents in the suburbs I'm keeping an eye on, rental prices don't appear to be skyrocketing.
-
Your servicing actually looks quite strong with good yields across the portfolio and good quality properties. Are you based in Auckland?
I think your income stability (being self employed) might...

Adding walls to create extra rooms can be done through the Schedule 1 exemptions in the Building Code 2004, but then all your doing is technically adding a study or dining room. If you add an...

It's really only in the last 6 months where Otara has started moving. Even back in November 2012 a 4 bedroom house could still be purchased for $250k - 280k. Now a 4 bedroom in the good part of Otara...

I believe that deposit guarantee may have expired.
I wonder how the Greeks will react to this - maybe time to pull out all the Euros and start buying US dollars?
-
Haven't bought anymore in Otara as this current crop of listings is in the crap part of Otara (South of East Tamaki Rd) and optimistically priced. At these asking prices most other suburbs in Manukau...
