hello thanks, we had the problem that new tenants were moving in the following day (and since you can't charge 2 rents at the same time we had to change the locks on saturday 7am as she didn't leave all keys behind and replied by txt that it was a saturday, she was in bed and would turn them in around midday), she has moved out week earlier, but just choose to be a pain, later we discovered that she took some of our chattels and damaged carpet (no stains were there 2 weeks earlier when we inspected property), so keeping the bond....
Hi NIK Apologies for long time to answer. I do not look at this portion of PT very often. I too have a similar clause about being out. In my case 4pm. It really matters little when they leave. So long as they are not there one minute after midnight. If so they get charged another days rent. What I instruct all tenants to do on end of tenancy letter is to leave key on stove top and close the door as they leave. It matters little that a property is not locked. When I suspect delays I often text the tenant asking when they will be out. She is right tenancies got until midnight. However a lot of people want to use the next day to clean or depart early in the morning.
